Property Manager
Key Responsibilities
• Maintain property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
• Establish rental rates and calculate overhead costs, taxes, depreciation, and profit.
• Advertise vacancies to attract tenants, obtain referrals from current tenants, and explain the advantages of location and services.
• Negotiate leases, secure contracts from tenants, and collect security deposits.
• Collect rent, prepare an annual budget, schedule expenditures, and correct variances.
• Maintain properties by investigating and resolving tenant complaints, enforcing occupancy rules, inspecting vacant units and completing repairs, planning renovations, and contracting with landscaping and snow removal services.
• Secure the property by contracting with the security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
• Enforce occupancy policies and procedures by confronting violators.
• Prepare financial reports by collecting, analyzing, and summarizing data and trends.
• Reach organization goals by owning new and different requests and exploring opportunities to add value.
Requirements
• 2-3 years’ of Property Management experience in Dubai is essential
• Driving License and own car
• RERA qualified is beneficial
• Fully understanding property management and its financial aspects
• In depth knowledge of all rules and regulations surrounding property management
• Customer focused, with excellent organizational and time management skills
• Excellent communication and teamwork skills
• Ability to work independently and under pressure
